July's Metro MLS reports show why Southeast Wisconsin cannot be described as a single housing market. Some communities are seeing significantly more homes come to market, others are experiencing slower transaction volume, and several continue posting meaningful price appreciation.
The common theme is greater choice for buyers without a broad collapse in pricing. In many communities, homes are taking slightly longer to sell than they did one year ago, but buyers are still paying near — and in several markets above — original asking price.

More inventory does not automatically mean less competition. July's numbers show buyers gaining options in several communities while desirable, correctly priced homes continue commanding strong prices. The balance between those two trends depends heavily on location.
Milwaukee Housing Market — July 2026
Milwaukee continued to see more activity on both sides of the market in July. New listings jumped 20.7% from last year while closed sales increased 11.1%. The median sales price reached $250,000, up 2.0% year-over-year.
The increase in supply is becoming more noticeable. Single-family inventory grew 19.4%, and homes spent 24 days on market compared with 19 last July. Buyers therefore have more time and more choices than they did a year ago, although transaction activity remains healthy.

Wauwatosa Housing Market — July 2026
Wauwatosa's July numbers are a good example of why one statistic never tells the entire story. Closed sales fell 32.4% compared with an unusually active July 2025, while new listings increased 31.3% and single-family inventory climbed 47.2%.
Yet competition for the homes that did sell remained extremely strong. Properties averaged just 9 days on market and received 104.8% of their original list price. The year-to-date median price also remains 3.5% above last year at $430,000.
Wauwatosa has more inventory than it did one year ago, but desirable homes are still selling quickly and above asking price. Buyers have more options, but that does not necessarily mean less competition for the best properties.
Brookfield & Elm Grove Housing Market — July 2026
Brookfield and Elm Grove experienced a major increase in new supply during July. New listings rose 53.7% year-over-year to 103, while single-family inventory increased 24.0%.
Closed sales dipped 8.6% for the month and the median sales price was essentially stable at $550,000. Looking beyond one month, however, year-to-date closed sales remain 7.6% ahead of 2025. Buyers have noticeably more selection in this higher-price market while overall transaction activity remains ahead of last year.
Waukesha Housing Market — July 2026
Waukesha's July sales volume softened slightly compared with last year, but pricing remained strong. The median sales price rose 5.7% to $420,000, and sellers received an average 103.8% of original list price.
The year-to-date numbers are even stronger: closed sales are up 9.9%, new listings are up 7.9% and the median price has climbed 4.9%. Single-family inventory is also 22.1% higher than one year ago, creating additional options for buyers without eliminating competition.
Oconomowoc Housing Market — July 2026
Oconomowoc continues to post some of the strongest transaction growth in this report. Year-to-date closed sales have increased 23.9%, while new listings are up 16.4%. July alone brought another 7.9% increase in closed sales.
The monthly median price fell 12.2% from an unusually high $649,450 last July to $570,000, but the broader year-to-date median remains essentially stable at $551,000, up 0.5%. That makes the longer-term trend more useful than the single-month price comparison in this relatively smaller market.
Do not mistake July's 12.2% median-price decline for a 12.2% drop in Oconomowoc home values. Year-to-date pricing is essentially unchanged while sales activity is up nearly 24% — a reminder that monthly median prices can move sharply when the mix of homes sold changes.
North Shore Housing Market — July 2026
Bayside, Brown Deer, Fox Point, Glendale, Shorewood and Whitefish Bay
The North Shore remains the strongest appreciation story among the communities in this report. July's median sales price reached $485,000, up 7.8% from last year, while the year-to-date median has climbed 13.9% to $484,239.
July activity was also healthy: closed sales increased 8.8%, new listings rose 17.5%, and homes sold in just 12 days on average. Single-family inventory is up 24.2%, giving buyers more options while demand continues supporting strong prices.

West Allis & West Milwaukee Housing Market — July 2026
West Allis and West Milwaukee continue to show strong buyer competition despite lower year-to-date transaction volume. July's median sales price reached $305,000, up 10.5% from last year, while sellers received an average 104.5% of original list price.
Year-to-date closed sales are down 6.3% and new listings are down 5.3%, but the median price has still climbed 6.7% to $282,625. Homes also continue moving quickly, averaging just 10 days on market.

July's data points to a market that is gradually becoming more nuanced. Inventory has increased sharply in Milwaukee, Wauwatosa, Brookfield & Elm Grove, Waukesha and the North Shore, but increased supply has not eliminated competition.
